A Marbella Villa Rental property with Payment Protection Guarantee.

Please take note of the following booking conditions:

Prices quoted are in Euros or UK Sterling Pounds and are subject to surcharge only as a result of government actions. The owners and their management company reserve the right to revise price lists. No price increase will apply once full payment has been received for the booking.

Rental booking deposit as quoted at the time of booking should be forwarded upon completed reservation and the balance to be received no later than 8 weeks prior to arrival date at the property.

Payments is required either by bank transfer or Euro bank transfer. Payments may also be made by credit card via PayPal with an additional charge of 4.5% to cover the transaction fees. A receipt will be issued by e-mail.

A refundable Damage Deposit of £500.00 (Euros 600) per rental week period will be required to protect both owners and management company against damage to interior fixtures and fittings, loss of contents and to cover excessive water and electricity excess usage.

 

Properties will be checked upon your departure and any necessary deductions made from the deposit held. All charges must be settled prior to your departure.

Check in time is 4 PM and checkout time is 11 AM unless otherwise stated at the time of booking. Whenever possible we will allow earlier check in and later check out but this is not guaranteed and depends on rentals before and after your stay and the cleaning team availability. We reserve the right to impose supplementary charges if the property is not vacated within the time stated.

Cancellations must be confirmed in writing with the following conditions as required by the Tourism Laws of the Regional Government of Andalucía: Travel insurance is therefore strongly recommended. Cancellations over 8 weeks before rental start date will receive a refund with a 10% re-listing fee deduction.

The following additional rules of the Andalucía Government will apply for the rental/deposit:

• Unless agreed otherwise, the maximum reservation fee is 30% of the total price.
• If cancellation of the reservation is done over ten days in advance of the rental date, the landlord can retain 50% of the reservation fee in compensation.
• If the cancellation is done under 10 days then the landlord is entitled to retain the full amount of the reservation fee.

• If it’s the landlord that cancels he may do so without penalty over ten days in advance.
• If the landlord cancels less than ten days he must pay compensation to his guest of 30% of the final agreed total price

• If the cancellation is due to a force majeure, then both landlord and guest are exempt of awardingcompensation. Examples of such admitted by law courts are flash floods, earthquakes, strong winds, and general strikes.

 

LAS LOMAS DE NUEVA ANDALUCIA COMMUNITY RULES

 

The Community neighborhood of Las Lomas de Nueva Andalucia is quiet and peaceful. It is expected that renters will respect this, excessive noise or loud music is not allowed, your neighbours live there permanently so need their rest.

  • The hours Midnight until 8AM is designated QUIET TIME and applies on all days throughout the year. No music that can be heard outside the property or any noisy activities are permitted during this time.

  • The Lead Renters telephone number is shared with the neighbours. Las Lomas gate and streets have video camera surveillance so any inappropriate behaviour or vandalism will be caught on camera.

  • Any Renters breaching the noise restrictions or causing undue nuisance may be contacted by one of the neighbours. Any persistent offenders despite warning or if police are called by any neighbours will have security deposits withheld or may be ejected from the property and/or incur additional fines by the Marbella City Ayuntamiento (Town Hall) for breaching noise laws.

  • Renters are also not permitted to carry out any activity that may be annoying, unhealthy, harmful or dangerous for things or persons and for the occupants of the other dwellings, undertaking not to take loudspeakers or sound reproduction devices outside the dwelling or make annoying noises, taking into account the residential nature of the complex.

  • Renters shall be liable to the community for all damages caused in the common areas, for any reason whatsoever, by persons occupying the dwellings in whatever way.

  • Renters are expected to park in own garage or parking bay without causing obstructions to access or garages of the neighbours

  • Smoking is strictly prohibited anywhere inside the villa, smoking is permitted on the terraces and garden, all butts must be extinguished and disposed off safely. Drug use is strictly prohibited anywhere on the property.

  • If using the intercom at the gate ensure the correct number bell is pressed for your property, do not disturb other residents by pressing the bell of the wrong house.

    These Community Rules must be followed-please do not rent this villa if that is a problem!

    

We take great care and attention to ensure the accuracy of information shown in our photographs and property descriptions. However, there may be times when facilities not under our direct control may not be available. Photographs are intended to give an overall impression of our property.

Fibreoptic high speed wireless Internet is available at the property. The access details for this service are included in this Villa Brochure. Please note you will need to take your own wireless enabled laptop computer to use this service. Please use this service responsibly as it is subject to a fair use policy. Also inappropriate use and/or access of illegal or immoral websites are strictly prohibited. The lead renter holds responsibility for ensuring that rental tenants do not misuse the internet connection.

The property will have been fully prepared for your arrival with a full complement of linen and
towels. The local property management company, Costa del Sol Properties will assist guests if needed or in emergencies. However please be aware the management company may charge for any additional assistance or services provided, such as car or taxi hire, food packs, equipment hire, loss of keys, accidentally locked safe, locking oneself out of house etc.

Two high chairs and a Mothercare UK folding travel cot with wipe clean mattress are available at the villa. Please take your own baby bed linen. Please ensure you read the instructions provided carefully for correct erection and folding of the travel cot. It is your responsibility to ensure that you operate the baby equipment according to manufacturer instructions. We do not accept any responsibility for any accidents due to improper or incorrect use of baby equipment.

Maid service is included once per rental to change linen and towels for rentals of 2 weeks or more. Extra maid service is available and can be arranged through at cost approximately Euros 18 per hour. Please ask for a quote. Rentals of 2 weeks or longer will include weekly short bathroom cleans and towel changes.

Leather sofas in the lounge can be damaged by sun lotion, which can cause severe staining of the leather. Please exercise care (especially with children) when wearing sun lotion to cover the sofa with a sheet or towel as required. Professional leather cleaning costs over Euros 700 per pair and this cost will be passed on to you if the sofas are damaged.

 

We simply request that you respect Villa Los Pulus and its contents as you would if it were your own home.

Beach towels are provided for your convenience. An extra pull out bed and mattress may be available at extra cost by prior arrangement.

 

Only guests listed in the booking form may stay in the property during the booking period.

Swimming pool - great care must be taken at all times when using the pool at the property as accidents can occur. TO AVOID ACCIDENTAL INJURY, PLEASE REFRAIN FROM USING CROCKERY OR GLASS UTENSILS AT THE POOLSIDE.

   

You are strongly advised not to use the swimming pool, or poolside whilst under the influence of alcohol.

 

Please always ensure that children are accompanied in the bath, on the terraces, while swimming or poolside.

 

Children must also be supervised on the terrace within the villa to avoid accidents.

For security reasons, the renters must ensure doors and windows of the property are securely locked and all air-conditioners switched off when away from the property.

 

Nueva Andalucía is an affluent area and burglaries are known to occur so please do not tempt an opportunist.

The Community of Las Lomas (and Villa Los Pulus) has additional security features for your peace of mind. Security features include an alarm system, security entrance gates, street lighting and security cameras.
